Higher Resolution or Refresh Rate?

I am building a PC with a GTX 1080. I am trying to be as budget friendly as possible, and that means not spending more that 200 USD for a monitor. I seem to have narrowed it down to these to monitors:

If you could help me that would be greatly appreciated. Also, if you have a suggestion for another monitor, please don't hesitate to say it.

Well what's your preferences?

I prefer bigger screen and higher res

because I know my GPU can't sustain 144hz constantly so getting one is going to be waste of money.

Yeah but when you upgrade your GPU wouldn't have to get a monitor that supports 144Hz again
