Steam Error Message (Error Code 53) When Starting Certain Games.

So I've just finished my build and I'm wanting to play some Bioshock Infinite however upon the download finishing and booting up the game via steam I get the following box pop up.

From here I let the game finish doing what it's doing however, no matter what I do, I always get the following error message pop up.

So far I've tried basically everything and I've run out of ideas now.

So far I've had this issue with Borderlands 2, Borderlands:TPS, Black Ops 2 & Bioshock Infinite and I've no idea what other games it's gonna effect.

Thanks in advance for any support!

I've disabled every security program I have and I'm still getting the issue.
