Low VRAM usage

I purchased GTX 960 4GB version recently and I wonder why all my games have very low memory usage. I've tried Mortal Kombat X, Witcher 3, Garden Warfare, The Vanishing Of Ethan Carter, Far Cry 4, Watch Dogs, Tomb Raider, COD Advanced Warfare and all of them have never reached 200MB of VRAM. The most I have observed was 179MB.

 

I've played around the settings swtiching from low to ultra and enabling AA and all the in-game eye candy video options and nothing seemed to work except for getting a really really poor fps and my GPU is always at 99% usage. My CPU reaches more than 50% of usage and sometimes up to 100%. I'm clueless if it is a problem with my GPU, CPU, Nvidia Driver, RAM, Windows or something else.

 

 

Can somebody educate me please?
