HTC Vive Pro Controller tracking issue

Hello

 

Big VR noob here.  So I'm having some trouble with my Vive Pro.  It doesn't properly track my controllers in game.  I'm currently using Steam VR.  The controllers are tracked fine in the " Home "  area.  Where you can pick up random things and throw them around. 

 

Once I launch a game the controllers are not visible.  It's like this in all the games I've tried.  If I press the menu button the game pauses and I can see the controllers again tracking fine.  Sometimes if I raise the controllers above my head, or at a certain area they appear for a brief moment then disappear.  

 

I'm just confused as to why they track perfectly in the home area, but not in any other game after launching.

 

I already tried a known working pair of controllers, and reinstalling steam VR and the steam client.  No dice.

 

Any ideas?
