Building new rig

Hey guys! Thanks for all the help in advance. I'm looking for to build a new rig.

Conditions are; I want to be able to play most of the today's games on ultra settings on 1080 monitor 144hz. (few expections are fine). 

Budget; I want it to be as cheap as possible, as long as it's able to hit ultra settings i'm up for it. (I don't want to see i9, 2080ti or any of that) 

(P.S don't need a monitor, since i got one.)

Something I put together. Not sure what you’re budget is. Can of course be done cheaper but this system should last you a couple years at least. Could also opt for the 2070 instead of 2060. (15% performance gain for I believe around $200 difference)
