Moving to Manhattan, NY have questions on Rental

As the title says, Anyone live out in Manhattan? I am looking into moving and am having a hard time putting together what I need. The requirements for rental are quite demanding. I'm seeing all sorts of information such as bank statements, credit score, co-signers, brokers, pay stubs, need proof of 40x your monthly rent in salary from employer, past landlord references etc. 

 

I'm not sure what is actually fact/reality here. Do they really all ask for this information like it's a law in NY. Also brokers seems like a good idea any thoughts on that?

 

Anyone have any experience with this?
