So for the past 3 years, Ive been running with a saber tooth motherboard and a 4700k CPU, and 16gbs of ram. Last year I upgraded to a gtx980, and currently want to get a new CPU, but I'm not sure what the best bang for my buck is going to be.

 

Here is what I currently use my PC for

 

Gaming (duh) but my no1 game right now is World of Warcraft, which I know is very CPU intensive. In addition, I'm at the level in my game play where I constantly need to sim my characters stats to play optimally, which adds more work to the CPU. I have a 128gb SSD and a 1tb HDD

 

I stream every few days on twitch (again, WOW)

 

The CPU also needs to be able to handle Photoshop and AutoCad

 

My maximum budget is $400, but I would prefer something cheaper if it fulfills my requirements

 

Any help will be greatly appreciated

 

Bonus: I'm also thinking about adding a small server (one of those like $100 4tb external HDD basically) down the line, so any recommendations would be awesome!

Agreed.  All the 4700 series are hyper threaded quad cores right?

The Sky and Kaby lakes are faster in clock speed but don't offer $400 worth of benefit to upgrade. 

Have you overclocked your CPU?  A good cooler and an overclock would be way less than $400.
