BF1 Issues

Either I get an insane amount of screen tearing but no input delay, or I use vsync which helps with the tearing for the most part and get delay. Either way I get hardcore lag spikes with my gtx970 and i5 4670k and it doesnt matter what settings I am playing on. I have updated all drivers and tried all combinations of settings ingame and with the nvidia control panel. Can somebody please help me because i'm tired of paying money for games when all I get to do is troubleshoot.

Is your CPU @ 100% ?
