as the title says is it possible? could I do it to gain more screen real estate?

yes. I am currently using my Dell P2715Q (i.e. 3840x2160 display)  with a simulated 'retina' resolution of 5120 × 2880.

That means I have the screen estate of a 2560x1440 monitor

I only recommend it for high-dpi monitors though.

how do you do it? do you do it through 3rd party software or through drivers?

it works out of the box with high res monitors, but there are also ways to enable it on other monitors via terminal and afaik there are also some gui tools
