Question about Freesync

If I get a 144hz monitor with freesync, do I HAVE to get up to 144 FPS in order to get the benefits of freesync? Does freesync still work if I am running at 40 FPS, 60 FPS, 100 FPS etc? My PC isn't exactly capable to maintain 144FPS at 1080p in very demanding games like BF1, Apex Legends, Shadow of the Tomb raider etc. But I can easily get 1080p 144FPS in games like CSGO, LOL, SC2 etc.

It'll all depend on the monitor's active FreeSync range.

What monitor are you looking at, specifically?

Not a ton on the monitor's FreeSync range (I'm guessing it's a brand new monitor) but it appears to be from 40-144Hz.

So it'll probably be a good buy for those more intensive games as well as the easy to run ones.
