I probably won't be overclocking, so i7 4770K?

That cpu is unlocked as well. The 'k' at the end means it is unlocked  :)

Seeing as you are not overclocking, then you could change the motherboard to a H97 one. Maybe something like this:

That knocks a few more $$$ off 

I don't know if this is out of your budget. It is pretty good value at $99.99 considering you get a 10 year warranty. It would also allow you to add a 2nd gpu later on.

For a single card I would go for the XFX XTR 550W, although it is out of stock with the one vendor on partpicker

 

 

I would also swap the i7 4770k for the newer i7 4790K.

i7 4790K if you want to overclock. It is a touch more expensive, but it should run cooler than the i7 4770k, and overclock a bit better as well.

Changed a few things around. 

 

A 'k' cpu to take advantage of the Z97 board. Swapped the board to the Gigabyte Gaming 5.  Changed the gpu to the 280X which is on par with the GTX 770 but cheaper. Swapped the ram for some low profile so that it will fit under the cooler.
