Tempting but questionable (maybe) ''upgrade''?

From 4770K 4.3ghz and 16GB DDR3 1866mhz to this kit? considering newer demanding games loves the cores and i think battlefield 5 multiplayer will bring my 4770K to it's knees with the 1080ti...i can probably sell the haswell i7 kit for 300$ quick sell with the ram and motherboard making this a 250$ upgrade...i gain nothing in single threaded performance but i get twice the multi threaded performance... ?

One thing if I may - this motherboard's VRM are not great, especially if you want to overclock. I did a build with this motherboard paired with an R5 1600 and a 6-core would be the top CPU I'd use with it ;)
I know it's a bit more but the cheapest I'd go with that combo would be this board based on Canadian prices right now: https://ca.pcpartpicker.com/product/gMQG3C/gigabyte-b450-aorus-elite-atx-AM4-motherboard-b450-aorus-elite

I'd recommend you watch Buildzoid's videos on ryzen motherboards...
