Hello, straight to the point: im considering upgrading my old 4440 with 4770k. Im currently using a 1070 with the i5 and for the past year i had no problems gaming at 1080p 60+ fps. But lately games demand more cores or at least hyper threading which my cpu lacks. The thing is, im currently on a very tight budget and i can only spare for 4770k really. The other not so likely option i have is to get some new gen intel or ryzen but this means changing my MB and RAM aswell. I have Asrock z87 pro4 MB and Crucial 16GB DDR3. I dont plan to game on 1440p or 4k for the next 2-3 years or so. Is the 4770k still viable? What would you suggest? Thanks in advance.

4770K is still a pretty good CPU, I have a friend that runs one.

Are you actually seeing issues in game? It sounds more like you're worried it will happen, in which case you could just hold off for now.

Yeah.  ... it'll hold up pretty well ....I had a 4770k build few years ago...it was a pretty good cpu

Yes in Battlefield 1 and now in 5 open beta for example my cpu usage is almost 100% all the time and i get fps drops to 35 sometimes. The higher the details its better, but still a lot of fps drops. If i lower the details it gets worse because the gpu usage drops. BF, The Division, Wildlands, Watch Dogs 2 and more titles perform similar on my system.

Aside from the DDR4 issue, another $100 or so gets you an R5 1600/2600 6 core which may be more useful/last longer.

depending on sales or possibly buying used might be able to get it under a $250 upgrade.

 

try to find an i7 for $150 and under, Ryzen really killed their value.
