You mentioned summer, are we talking summer as in a week or two from now or summer as in late july to late august?
If its the later, then its better to come back when you are about a week away or less from purchasing as prices can change quite a bit making some components bad deals and what could now be a bad deal could become a deal too good to pass up

What if YOU were cake all along?

Stop!

Honestly id juat upgrade one part here and wait on the rest. Sounds like maybe a gpu upgrade would do most.

I'm gonna start to ask some pc shops in my town for some quotes since I know them and they had better prices on GPUs than on the internet in the past for some reason, and after that I'm probably gonna order at the start of july to give me the 2 month before september to build, see if everything works and game a lot on it before it'll be used mainly for work

I don't think I can wait for more parts to come since after august I won't have the time at all to build or to modify my pc and since I already see the limit of my CPU on certain renders I preffer to change everything I can now.
