Chrome web pages take so long to load

StickyPC

Hi, I have an Acer Swift 3 with and Intel EVO i5 for school.

When on the home network tabs on chrome and and microsoft edge take over 1 minute to load even if it is just google.com

I have tried this at different parts of the day and even when no one is using the internet so i do not think that it is congestion.

I also have a 50mbps Download internet so it is not that slow.

At school however the chrome and edge tabs load much faster even in congested times.

I have tried uninstalling and reinstalling chrome, forgetting the network and then re joining, I have tried resetting my router, I have factory reset the network adapters, I have gone into adapter properties and checked for power saving options, I have tried updating the driver for the network adapter but it says the drivers are already up to date.

This problem only occurs on this laptop and no other devices.

The antivirus is Trend Micro Maxium Security.

The schools requires you to buy your own laptop so the only thing they do is connect it to the school network and install a locked down application to do tests so students don't cheat. I do not think that there are any monitoring apps they put on the device as that would be a privacy breach right?

Also this doesnt happen on any other devices like phones or other laptops/desktops just this one.

Security software is notorious for causing connectivity problems, I'd be shocked if it wasn't that.

Router:  Intel N100 (pfSense) WiFi6: Zyxel NWA210AX (1.7Gbit peak at 160Mhz)
WiFi5: Ubiquiti NanoHD OpenWRT (~500Mbit at 80Mhz) Switches: Netgear MS510TXUP, MS510TXPP, GS110EMX
ISPs: Zen Full Fibre 900 (~930Mbit down, 115Mbit up) + Three 5G (~800Mbit down, 115Mbit up)
Upgrading Laptop/Desktop CNVIo WiFi 5 cards to PCIe WiFi6e/7
