Acer VG270Ys (165Hz) Issue, please help.

So i recently bought an Acer VG270Ys (165Hz) gaming monitor and i have been facing an issue: 

 

When i switch the monitor to 165Hz the whole bottom screen flickers and glitches ( attached pictures for your reference ), when i switch to 144Hz the monitor works just as fine. I tried changing the DP cable, HDMI and even the power cable the issue is still there. Please Help, Thanks in advance! :)
