Low FPS in Rust

Am I the only one having this problem?

I've been playing Rust for years now and I've always done it with low FPS which I was ok with because of my gtx1060 3gb GPU, but I've recently upgraded to a gtx1080 ti and I'm still having the same issue. Is that game so poorly optimized or am I doing something wrong? I don't think that I am because I'm playing games like RDR2 on 1080p ultra without issues.

Rust is pretty brutal. If you want I attached a video of the settings I use with my 1070 at 1440p, for me it's good enough to stay above 50FPS most of the time, if I recall right.

It stays above 50FPS for me too, but I'd like to see 80+ for an MMO FPS, it's especially frustrating that it doesn't seem to matter much how low I go with the settings
