As mentioned I am looking to build a gaming/ streaming computer. So far I came up with this set up which quite a bit away from my budget . Majority of the games that I will be playing would be COD, BFV, Cyperpunk, FFXIV, Apex and Witcher. Want something that can handle anything I throw at it with max/ultra settings while maintaining good FPS. 
I am looking to play in 1440p 144hz, so if you have any recommendations plz include them in the build. Last thing I am located in United States (US) and my budget is roughly 2k-2.5k.

Looks good, just replace these SSDs and HDD with one 2TB SSD like Mushkin Pilot \ PNY CS3030 \ SP A80 \ Pioneer SE20G.

That's an excellent build, you could use 3600MHz instead for less :

Uuuh, 16GB 3200Mhz kit for 150$, yeah, i've missed that, replace it too.

A little bit more ? As in twice much ? It's not worth it. Get 3600Mhz 16CL kit, it's more than enough.

Thank you. I was thinking of going 2080S but i dnt plan on playing 4K games just yet so figured 2070S would hold me just fine for 1440p gaming. A

It will, the 2080S is just better but for 4k even the 2070S is enough with some proper settings in game.

AOC CQ27G1 VA for 250$ or LG Ultragear (don't remember exact model) IPS for ~400$ it was i think.

you are wrong, memory is important for rendering video and if you are streaming and gaming on the same pc you will need a lot of memory

TN would be preferred. Just bc I do play a lot of shooters more than anything

Good IPS panel would be just as good, and will have way better colors, viewing angles and contrast. VA panels can be a bit sluggy tho for shooters, yes.
