Strange grease on motherboard also on AiO tube?

Hi I have a Corsair H55 cooler and upon dissassembly I noticed a strange shiny grease that I couldn't get off of the MoBo. Is it possible the AiO has leaked?

 

I have a few questions

- Is the AiO causing this

-Will Corsair Refund me (5 year warranty)

-How do I clean it up as I intended to sell it

It's only on this tube the other 3 connection points are fine

I just searched for this and found similar issues on the same board doesn't seem to affect it, would you say this board should still function ok or how to get the grease up?

If that's the MSI Gaming 970 or whatever the hell it's called, it's apparently super common for the thermal pads to leak oils over time on them.
