If you are willing to at least sell the Z270 mobo --> R5 1600 or maybe R7 1700 for better mins and similar averages to i5 and much better future usage than i7.
Kaby lake and future shouldn't be mentioned in the same breath.
If you get 60fps average but dips into 5fps that's a much worse experience than a 55fps average and dips only to 45fps.
