Which will be able to run GTA 5 better? (Also need help finding the best $500 budget build)

I only have $500 and will not be able to buy these parts till most likely January so as it goes for Black Friday and Possibly Cyber week I can buy some parts but mostly do know that if they are sale only prices I wont get the parts in time.

 

This is being built for 1 monitor gaming, I already have a monitor and 64 bit OS, I have an extra $30 for Headset, Mouse and Keyboard.

I want to run, CS:GO, League of Legends, Gmod, Terraria, Unturned, Minecraft (With Optifine), The Long Dark and Hearthstone, High and steadily above 60 FPS

I also want to run, Arma 3, Rust, Payday 2, GTA 5, Dirty Bomb, and Battlefield 4 at Low-Medium Steadily above 35-40 FPS Possibly 60?

I've heard a lot you need at least a quad core to run GTA 5 and Arma 3

 

Please if someone could message me more details if anything, it would help SO much, thanks so much again :P btw this is my first ever pc build so I don't know a lot about PC's other then from some of Linus's videos. btw please no favorites over AMD or Intel, I just want the best processor I can get in my price range. 

 

Edit: Please as well say whether or not it's going to run at least the first listed games at desired fps

Edit: I also need to know if this will be future proof for the next ehhh like 2-3 years?

Do not get the i5 build, it's way out of proportion for gaming, the GPU is too weak. Go this route (Grab the power supply and the GPU first cause these are the best deals and might be gone soon) and you'll be able to play any new AAA game at high settings at 1080p 60FPS as for today (GTA V, The Witcher 3)

Grab the power supply first, it's a great deal. The rest of the components shouldn't increase much in price, the GPU is a big unknown, it's not a popular manufacturer and it might be gone pretty soon. If you secure those two fast, the rest of the build isn't going to be an issue, it's also going to be able to run those games at 60FPS cause those games use all 6 'cores' of this CPU so it's sufficient and this GPU is a pretty powerful one
