This is my first build. I'm buying very soon. I plan on playing GTA 5, csgo, rocket league, fallout 4, etc. Need good feedback. No rebates

Why the extra fan?

 

A 240GB+ ssd would be better.

 

A better psu, something around 600W - 650W, would be optimal.

80+ ratings certify electrical efficiency. Not quality.

don't get OEM, you can't upgrade your motherboard if you get OEM windows, get retail version. I would spend $50 more and get the i5-4690k, I have one and love it

case fans usually dont even make an entire degree of difference so a higher capacity ssd would be much better but i think the psu is fine if electricity isnt super expensive or something where you live

if you get a k cpu get a z97 motherboard as a h97 isnt made with overclocking in mind

I doubt that it is needed. Not with the components going in the box. Just remove the middle drive bays to give intake air a clear path.

Your plan seems generally pretty good. 
I would change a couple of things to make it more optimal. This CPU and motherboard don't allow overclocking so I don't think you need the CPU cooler (unless you want a bit more quiet build) so you are free to ditch it and use the stock one. 
I would go for a larger SSD since 120GB tend to fill up pretty quickly. 
The PSU is quite an overkill in terms of wattage. I would go for something like 600W.
Other than that you should be fine. :)
