1440p native or upscale to 4k?

Oh, sorry xD Personally I prefer 1440p 60Hz. 

I'm buying a new monitor soon and I can't decide what to get. Build for reference: http://uk.pcpartpicker.com/p/f2DQvK

I'm thinking of getting one of these two monitors at the moment (but I could do with a few more ideas to compare).

Acer CB270HU: 27" IPS 1440p 60hz 6ms ~£315

Acer B276HK: 27" IPS 4k 60hz 6ms ~£330

If it was out of these two; would I be better off getting the 4k and playing less demanding games at 4k, and then upscaling to 1440p for more intensive games, or should I stick with a native 1440p?

Is there a big difference with upscaling?

Any other pros/cons people can offer?

It's actually upscaling in this case, if the image is fullscreen then it is a 4K image. If your ingame resolution is set to 1440p, then what you see fullscreen is a 1440p image upscaled to 4K. Doesn't look as good as on a 1440p monitor.

So I've looked into it more and I definitely think that going native 1440p is better than 4k upscale.

Unfortunately I now have another problem. Am I better of going 1080p 144hz, 1440p 60hz, or can my rig squeeze out 1440p 144hz? Which ones are better and why? Do you think my rig would run 1440p comfortably on AAA titles? Could it even put out 144hz at 1440 for most games? If not, is 1080p 144hz better than 1440p 60hz?

Sorry if I'm rambling but I can't think of how to phrase it exactly.

I'm trying to think about what my rig can run but also the cost of the monitor.

I doubt you'll be pushing 144fps at 1440p in most demanding games. In the most demanding games (Crysis 3, etc.) you're looking at around 30fps at max settings, and 60fps at 1080p. In somewhat less demanding games like BF4 or if you turn down the settings you might get 60fps at 1440p.

Yup. 1440p 144Hz may be a worthy investment though if you think you might upgrade graphics cards in the future. Keep in mind a monitor is something that may last through many builds.
