Fps problems with new rig

Hey guys.

I'm writing this post for a friend. He just build a new rig and the fps seems to be kinda low.

In Dying Light he have a average fps of 30+ fps on settings between middle and high.

System specs:

AMD FX 8350

Mobo: Asus M5A99X

8GB DDR3 Ram 1600 MHZ

Gigabyte Geforce GTX 970 G1 Gaming

530W PSU from Thermaltake

Windows 8.1

Does somebody know a solution?

1. Check drivers

2. Check to see that you're not using all the Vram - Dying light takes up a lot of it.

You should have around 45-80 fps

Dying light is FUCKED for FX users in general (You can get 'UP TO' higher FPS, but it also drops as much as it rises)

The games performance is unstable.

Seriously, the game itself in that regard is very bad, many threads have already touched on the subject.

Monitor your GPU usage with GPU-Z or MSI Afterburner, if it's dropping under 95%, the game is not using your CPU to it's full potential, and dropping GPU usage.

Maximums - Asus Z97-K /w i5 4690 Bclk @106.9Mhz * x39 = 4.17Ghz, 8GB of 2600Mhz DDR3,.. Gigabyte GTX970 G1-Gaming @ 1550Mhz

Check for overheating? If it is, check the thermal paste.

True, but even chasing just 40-60fps,..Dying light is one of the worse ones...and drops to 30-35fps on powerful cards.
