GTX770OC Asus 95C Vram

Hey guys. i've had this GTX 770 OC DC2 card from ASUS for almost a year now. Playing games regularly, yet never monitoring the vram temps, only gpu core.
Well in saying that I recently redid my AIDA64 monitoring app for my G19 keyboard screen. This time I put vram temp in it. Needless to say the vram climbs up to 95C when playing games like the Evolve Beta, and BF4 (the recent games ive played since updating monitor app).  So after searching around I ended up finding a topic on this through a google search to a steam forum about a person back in March with this same problem on the same card, he exchanged it and same temps occurred. 
My case is very wire tidy and has lots of air flow there is no factor in my case putting this card out of its norm. 

So I was curious who all out there has a 770 regardless of make that could monitor their vram temps while under load in a game, that could then report back here with a few pc specs and temps.


Case: Coolermaster HAF 32 Advance
Mobo: Maximus IV Extreme-Z = 33C 
CPU: i5 3570K @4.4GHz 1.256V = 52C 

GPU: Asus GTX770OC DC2 = 71C GPU 98Cvram

EDIT: GPU IS STOCK

Extra:
Water Temps = 32C
Top front of case (5.25" area) = 24C (usually ambient temp here)
Mid Rear (thermal couple is right beside the GPU) = 39C

 

So ya not to sure what more to say / ask anyone able to report there load temps?

no I wish.. was planning to... but I waited to long now i'm just going to wait till next gen gpu's and grab one to wc.

no GPU is stock

Just cpu and ram is OC

did a vbios update via the asus website .exe and it did not change the way the card works enough to drop the temps. is it possible the vram just are not even on any real sorta cooler?

Well there is something wrong buddy... Open up your cooler and clean it, make sure it is making contact with the VRAM.

And those temps are not normal! my 290x overclocked to almost gtx 970 memory speeds runs at 68 degrees

opening the card will void warranty... I think I should just rma it than. the cooler is pretty open and is dust free from what I can see. case is covered in fan filters.
